Which is a good news for family of two if they will not have two more family member for applying 擠迫戶調遷in the future.
Tuen mun pier area, close to beach, living environment is fine. There are some good and cheap restaurant in richland garden shopping mall nearby.
For transportation, there are many buses/minibus (kwun tong,  tsuen wan,  cwb,  sheung shui, tuen mun station) it is enough if u love taking bus/minibus. But if u like taking mtr,  15mins LRT/bus to tuen mun station is required.

By the way,  as admin vickyeung said,  it is 1983,
not the oldest in tuenmun area,  but if u really want new flat,  u may reject this choice and wait,  if u are lucky enough,  you may have 欣田 which is totally new and near near siuhong station.
